Summit Homes celebrates 20th year anniversary
Kansas City, Mo. – March 2022 Summit Homes has reached an exciting milestone as the company celebrates 20 years of delivering exceptional new communities and innovative homes to the Kansas City and Des Moines metro. Through Summit’s growth over the last 20 years and acquisition by Clayton Properties Group, a Berkshire Hathaway affiliate, they have propelled their business and remain the top home builder in Kansas City.
Since 2002, Summit has built over 3000 homes and in 2012 started developing their own land and communities. The Development team built highly amenitized communities that focus on today’s consumer needs with flex workspaces, open-air clubhouses and green space. In 10 years, they have successfully added 22 new home communities and 49 new plats to the metro. The Architecture department was brought in-house in 2014 and since then their team has focused on efficient plan design incorporating today’s consumer preferences and focusing on improvements in build processes and efficiencies.
Summit has experienced growth in other ways. In 2020, Summit expanded operations to the Des Moines metro. In just under two years, they are now building homes in six communities and have grown their team to nearly 15. The Iowa team is on target to double the number of homes built and sold year over year. And in 2021, Summit expanded again by acquiring a highly respected Boise, Idaho home builder, Berkeley Building Co.

Kansas City, Mo. – March 2022 Summit Homes launched the option of building-on-your-land with a new division, Retreat, last month. The team at Retreat recently closed on two homesites in Woodland Ranch and will start development soon. This estate community is within the Lee’s Summit school district, located on East Outer Belt Road just off 7 Highway and 50 Highway toward Lone Jack, Missouri.

This recognition comes after only building homes in the Des Moines metro for a little over two years. In her role, Fanders is responsible for the leadership of the marketing team and setting the strategic direction for all divisions including their Iowa branch and sister company, clover & hive.

In her role, Pritchard is responsible for collaborating with the leadership team in strategic planning, policy development and streamlining operations. She will be tasked with overseeing organizational projects and communicating those objectives between departments.

I look forward to being in the field more and being able to help make an impact on our team member and homeowner experiences. Pritchard has spent ten years in a management position, five of those in Human Resources. She is SHRM-SCP certified and is currently working on her Master’s in Industrial Organizational Psychology from Purdue University. She received her bachelor’s degree in Business with an emphasis in Human Resources from Kansas State University. She has been with Summit Homes for one year managing their Human Resources department.

Summit Homes broke ground on the next charity home project benefiting Drumm Farm Center for Children. Summit team members, Drumm Farm representatives and trade partners came together to officially kick-off the 2021-2022 charity home project named Raising Hope KC.
“We are thrilled to partner with Summit Homes. The outpouring of support from their trade partners is truly remarkable. This project will make a huge impact on our plans to expand our campus and be able to support more children in need,” says Brad Smith, Executive Director for Drumm Farm.
Summit Homes partners with their network of local trade companies on materials and labor to build the home at zero cost. For the first time ever, the home will be built onsite and donated to Drumm Farm instead of listed on the real estate market. The home will be completed Summer of 2022 and progress will be documented on RaisingHopeKC.com.
The two-story traditional home features seven bedrooms, five bathrooms, a finished lower level, two-car garage, a loft study area and loads of design appeal. The front elevation will include a partial brick front and garage entry on the side.
Raising Hope KC helps support Drumm Farm’s mission to provide a nurturing environment that inspires and yields lifelong success of children and young adults. In her role, Roesing is responsible for the leadership of the accounting team and managing daily tasks and reports. She is directed with internal control compliance, policies & procedures, and accounting operations.

Roesing has spent the last eight years at Summit in an Accounting Specialist role. Her career started after graduating from the Bloch School of Business at the University of Missouri – Kansas City with a degree in Business Management. She worked for a local builder for three years before she was recruited for an accounting position at Summit. She has spent the last eight years providing training, office management, bookkeeping, cost control and actively leading her department.

Kansas City, Mo. – July 2021 The housing market exploded in the second quarter of 2020 and a year later it shows no signs of slowing down. Low mortgage rates, high demand and residual supply chain challenges from COVID-19 continue to impact the home building industry. Nearly every component of a new home has risen in price.
As a Kanas City and Des Moines home builder, Summit Homes is facing those challenges head on. Almost every builder has had to go back and ask for additional funds from their buyers to counteract the unexpected materials costs. Summit Homes has made the decision to not go back to their buyers to request the additional funds for unforeseen material cost increases. Instead, Summit Homes will absorb the increases as an organization to the tune of $1.5 million against their bottom line. Over 200 home buyers currently building with Summit Homes were informed of the news by way of personal phone calls last week.
“We understand the uncertainty of buying a home in this market, said Kristi Pinnick, Vice President of Sales Marketing and Design. “We are in a unique position at Summit to be able to take on this obstacle as an organization and not pass the burden along to our buyers. If we can find a way to make this experience better for them, then we’re going to do it. I’m excited that we are able to continue to put our homeowners’ needs first.”
Summit Homes looked at the current 200+ families under contract and decided that as an organization they will take the $1.5 million dollar loss in material costs. That comes to an average of $8,000 to $10,000 per family that would have been impacted. Summit’s commitment to an excellent customer experience and transparency is vital under these circumstances. Going forward, any home buyer that chooses to buy with Summit Homes will experience the same reassurance that additional material costs will not be collected after contract.
“We want to give Summit homeowners a clear expectation of what this process will look like. Last week Summit Homes presented representatives of Hope Haven of Cass County with a check worth $777,144.47 following the sale of the builder’s 2020 Raising Hope KC home. This is the second year Summit partnered with Hope Haven. The contributions are allocated toward building a new shelter for the organization.
Summit Homes and their valued trade partners built the Raising Hope KC home to support Hope Haven in ensuring all families have access to a safe sanctuary where individuals, families, and their pets can heal from domestic abuse in a supportive environment.

With the launch of their Home Squared product line in 2020, buyers can now find a home that meets a growing need. Summit Homes reports FY 2020 results and optimistic outlook for 2021.
Kansas City, Mo. – January 2021 – Community developer and home builder, Summit Homes, has announced their 2020 record breaking results despite the COVID-19 pandemic.
“We had some challenging times, but our team continued to deliver on all fronts, which exceeded our expectations in homesites delivered and sales,” said Zalman Kohen, COO of Summit. “We saw a turn in the market mid-May and it has continued throughout the year. It was actually a really exciting time to be in home building.”
Summit closed 378 homes this year, a 47% increase from 2019. With their expansion into the Des Moines market in early January, Summit rapidly started recruiting new team members and communities in which to launch their product offerings. Summit touts their ability to offer new career opportunities to over 25 new team members this year because of that growth. They continue to see opportunities in their traditional markets in Kansas and Missouri but are looking to grow the Des Moines division and potential in other markets.
“There is an undersupply right now and the work-from-home shift we saw in 2020 renewed the appreciation people have for their home. With historically low interest rates and the demand from the market, more and more people see the value in buying now,” said Kohen. “We want to be the buyers first choice when looking into new construction in our markets.”
Summit continues to lead Kansas City as the largest homebuilder pulling 430 permits and writing over 420 contracts. Their Development team had a record-breaking year as well, delivering new homesites in four communities. They also completed three world-class amenities sites with clubhouses, pools, playgrounds, and walking trails. The Development team focuses on building a sense of community and giving Summit homeowners the social space to cultivate those relationships.
“We want to continue to position ourselves for growth as we focus on more ways to acquire and develop land,” said Brad Kempf, Vice President of Land Development at Summit. “We expect to deliver more homes in 2021 because of our well-located land holdings, partnered with a first-class customer experience. We’re confident that we have positioned ourselves well for continued growth in the coming years.”
Summit also looked for ways to contribute outside their organization. They donated over $968,000 to 13 local charities in 2020. They are committed to supporting strong communities and focused on helping children and those who are unable to help themselves. With their Raising Hope KC charitable home project, Summit was able to give $576,852 to Hope Haven of Cass County and has already committed to continuing that partnership in 2021.
