Realtor Commission Program Details
1. Introduction
The Referral Broker or Agent's introduction of the client to the Summit Homes representative must occur on or before the client's first visit to the Summit Homes community.
2. Commission Rates
Summit Homes offers a 3% commission of the net purchase price for spec homes or builds, payable at closing. The net purchase price is the purchase price minus concessions. Commissions are set at market rate to ensure a competitive and fair compensation structure.
3. Buyer Agency Agreement Requirement
To participate in Summit Homes' Realtor commission program, we require a signed Buyer Agency Agreement between the Broker and Buyer. This document must be submitted to qualify for commission.
4. W-9 Submission
A completed W-9 form must be on file with Summit Homes’ corporate office to process commission payments.
5. Eligibility
This program applies to licensed Brokers in good standing within the State of Kansas and Missouri.

$2,500 Agent Bonus
For a limited time, eligible buyer's agents can earn a $2,500* bonus when their client buys a Summit home from August 12 to September 30, 2026. Agents can receive the bonus at closing or give it to their buyer for design options or closing costs. This bonus can be combined with community incentives.
*The $2,500 Realtor Bonus promotion valid on new contracts written between August 12, 2026, and September 30, 2026. Eligible buyer’s agents will receive a $2,500 bonus added to their commission at closing, or the $2,500 may be applied toward the buyer’s closing costs, pre-paid items, or design options, as permitted by lender guidelines and applicable regulations. The $2,500 incentive may be combined with current community incentives unless otherwise noted. Buyer’s agent must notify the Summit Community Manager at the time of contract execution whether the incentive will be paid as an agent bonus or applied toward buyer costs. Elections cannot be changed or added after the contract has been executed.
